Actualizaciones sobre el trabajo de desarrollo de Senda Litoral

Estimados propietarios de Bermeja Beach,

En mi calidad de presidente de la comunidad de propietarios, me complace informarles sobre los próximos trabajos de remodelación que se llevarán a cabo en la zona sur de nuestra urbanización para la construcción del paseo marítimo.

Estos trabajos comenzarán el 15 de mayo de 2023 con los trabajos de marcado y replanteo de la zona, y continuarán en semanas sucesivas hasta la fecha máxima de ejecución del 31 de julio de 2023.

Me gustaría destacar algunas cuestiones importantes que se aprobaron en la junta de propietarios y que deben ser tenidas en cuenta:

En primer lugar, se acordó que la cota máxima del paseo marítimo debería ser de tal manera que una persona de 1.80m no pueda ver a las personas que están sentadas en las plantas bajas en sus terrazas.

Además, se acordó que todas las palmeras y yucas se mantendrán o se replantarán en otro lugar, salvo la palmera Oeste que está colindando a los bajos del edificio Picasso. Debido a que se necesita una grúa especial muy costosa para su replantación y no está previsto en el proyecto, por seguridad debe ser retirada antes de comenzar las excavaciones en esa área.

También es importante destacar que se mantendrán ambas puertas de acceso a la urbanización y la única modificación será en el acceso central, que tendrá la bajada a la playa en una rampa desde 10 metros hacia el Este, desde la zona actual.

El acabado final del paseo marítimo será en muro enfoscado (o imitación piedra) y una valla metálica cubierta por seto (por dentro, con mantenimiento futuro por nuestra comunidad).

Confiamos en que estas modificaciones se adapten lo máximo posible a sus necesidades y deseos. Les agradecemos de antemano su paciencia y comprensión durante el proceso de remodelación.

Update on the Senda Litoral development

Dear owners of Bermeja Beach,

In my capacity as president of the community of owners, I am pleased to inform you about the upcoming remodelling works that will be carried out in the southern area of our urbanisation for the construction of the promenade.

These works will begin on May 15, 2023 with the marking and staking work of the area, and will continue in successive weeks until a contracted maximum execution date of July 31, 2023.

I would like to highlight some important issues that were approved in the owners’ meeting and that must be taken into account:

First of all, it was agreed that the maximum level of the promenade should be such that a 1.80m person cannot see the people who are sitting on the ground floors on their terraces.

In addition, it was agreed that all palm trees and yuccas will be maintained or replanted elsewhere, except for the West palm tree that is adjacent to the ground floor of the Picasso building. Because a very expensive special crane is needed for replanting and is not foreseen in the project, for safety reasons it must be removed before starting the excavations in that area.

It is also important to note that both access doors to the urbanisation will be maintained and the only modification will be in the central access, which will have the descent to the beach on a ramp from 10 metres to the East, from the current area.

The final finish of the promenade will be in plastered wall (or imitation stone) and a metal fence covered by hedge (inside, with future maintenance by our community).

10/2/24 Gates installed | Puertas instaladas

The gates are now installed and are similar to those at El Coral. We are also due to vote on the replanting of the perimeter behind the (new) fence and I have been keeping an eye on where our original plants went… They are still being kept safe by Lolailo 🤔🤣

As we all wait for the EGM to discuss, here are some additional photos taken while we wait for the gates to be fitted and sent for update to one of the project owners who has been very helpful in speaking with Irene. Following this was a meeting today and agreement this is not fit for purpose and there will be some more rectification work regardless of what we progress regarding the fencing/wall cladding. Apparently El Coral originally had the breeezeblock finish and very quickly got this rectified to match Veramar. The dangerous staircase which leads into the bushes was also discussed – apparently this was for us?! My view is that this is a public utility, unsafe and of little value as there is a new proper staircase to the west of Bermeja and access via the path to the east side.

Mientras todos esperamos a que se discuta la reunión, aquí hay algunas fotos adicionales tomadas mientras esperamos a que se instalen las puertas y se envíen para que se actualicen a uno de los propietarios del proyecto que ha sido muy útil al hablar con Irene. Hubo una reunión hoy y acuerdo en que esto no es adecuado para el propósito y habrá algo más de trabajo de rectificación, independientemente de lo que avancemos con respecto a la valla/revestimiento de paredes. Al parecer, El Coral originalmente tenía el acabado de breeezeblock y muy rápidamente lo rectificó para que coincidiera con Veramar. También se habló de la peligrosa escalera que conduce a los arbustos, ¡¿al parecer esto era para nosotros?! Mi opinión es que esta es una utilidad pública, insegura y de poco valor, ya que hay una nueva escalera adecuada al oeste de Bermeja y acceso a través del camino hacia el lado este.

Near ‘opening’ / Cerca de la ‘apertura’ 5/12/2023

Am keeping an eye for any official looking opening, but found the contractors doing a walk and asked (in my Spanglish) why have we not got a finished fence yet and was told it is and we have such a cheap fence compared to El Coral etc – the answer from the contractors was “money”! The others have apparently paid for a better fence/post solution and we (once again) need to contact the ayuntamiento to now get it corrected – which I guess will involve more costs than if specified in the first instance?

Barbie World?!?!? 9/11/23

We could have had grey or wood effect but according to the builders local people need to contact the ayuntamiento to stop the Barbification of Cristo Beach (and Bermeja)!!!

¡Podríamos haber tenido efecto gris o madera, pero según los constructores, la gente necesita ponerse en contacto con el ayuntamiento para detener la barbificación de la playa de Cristo y Bermeja!

Main changes seem to be the addition of drainage for water from the road/mountains and digging foundations for some walls around the gates.

Update 4/8/2023

Work continues but is slow and the end of July date has now passed. The hot weather means only limited hours but the work at our end of the path has seen the lowering of the path below the old garden level.

El trabajo continúa, pero es lento y la fecha de finales de julio ya ha pasado. El clima caluroso significa solo horas limitadas, pero el trabajo en nuestro extremo del camino ha visto la disminución del camino por debajo del antiguo nivel del jardín.

Work seems to have slowed at our end, but here are some pics of the progress and you can now see the full line of the path / senda litoral as it runs along our part of the beach (I pay for hosting the website so sorry no video, Ian 😆)

It looks as if clearance work for the path has now completed – the rear of Lolailo is now exposed to all but we may have saved the palm by the gate…
